Every property has something to reveal.
We believe thoughtful presentation begins with understanding.
Architecture comes first—the proportions of a room, the quality of its light, the relationship between spaces, the details that give a property its character. Before we decide what to add, we consider what is already there.
We don’t impose a style.
There is no FØRM look.
Each property asks for something different. Our role is to interpret its character and develop a design language that belongs to that particular place.
Furnishings, artwork, color, and objects are chosen not simply for how they look, but for what they contribute. Every decision has a purpose.
Presentation creates connection.
A buyer first needs to understand a property: its scale, its possibilities, its value.
But understanding alone isn’t enough.
The most compelling homes create an emotional response. Thoughtful presentation helps a buyer move from seeing a property to imagining a life within it.

FØRM is a strategic presentation consultancy for luxury real estate, working with brokers, developers, and homeowners across New York City, Brooklyn and the Hamptons.
We approach every property by first understanding what makes it distinctive—its architecture, proportions, light, and character. Through thoughtful staging, styling, and design, we use curated furnishings, artwork, and composition to reveal those qualities and present the property with clarity and purpose.
Our point of view is architecture-first. Rather than impose a style, we respond to what is already there, making considered decisions that help buyers see a property’s value—and envision themselves living there.
Working with a trusted network of artists, makers, and creative specialists, FØRM brings together strategy, design judgment, and seamless execution from first conversation through installation.

Principal || CCO
Joni, Founder and Chief Creative Officer of FØRM, brings more than three decades of design leadership spanning advertising, publishing, digital media, and interiors. Her career began at some of New York City’s leading agencies, where she developed a sharp understanding of visual storytelling, brand strategy, and the psychology of engaging audiences—skills that now inform her distinctive approach to interior design and home staging.
As Partner and Design Director of her first startup, StylHaus, Joni helped define the creative methodology that established the company as a successful staging platform, blending editorial sensibility with market-driven design. With FØRM, she has expanded that vision into a practice that merges the precision of advertising with the emotional resonance of interiors, creating spaces that are not only beautifully composed, but strategically designed to connect with buyers and elevate the value of every property.
Joni’s work is rooted in the belief that great interiors, like great campaigns, tell compelling stories and inspire action. She divides her time between Brooklyn and Shelter Island, New York, with her husband David and their dog, Pocket.
JOAQUIN JOSEPH
Project Manager || Designer Director
Born and raised in Santa Fe, New Mexico, Joaquin was shaped by a culture rich in art, texture, and a strong sense of place—an influence that stayed with him as he grew into his creative identity.
His career began in Los Angeles real estate before moving to New York City, where he focused on commercial and retail leasing, developing a deeper understanding of how people experience space at scale.
He ultimately returned to design, where he balances intuition with intention, focusing on how spaces feel as much as how they function.
Now based in Brooklyn, he’s drawn to spaces that feel natural, lived-in, and quietly expressive.
